I’ve searched and searched, but I keep getting vintage books on mid-century modern home plans. I’m looking to build a home and I need a home plan that is more recent than that to give to the contractors. As long as the plan loox mid-century modern; tons of windows in the front and lots of open space inside. Any help would be appreciated, thanx.

Arnold R. McIntosh asked:

New rules for the credit card industry were adopted by Federal regulators recently, and it includes wording that would protect consumers from increased interest rates on existing account balances. These rules, which would take effect 2010, would allow credit card companies to raise interest rates only on new credit cards and future purchases or advances, rather than on current balances and would prohibit companies placing unfair time constraints on payments.  However, that does not help Main Street America, who has taken the biggest blow from the economy this year.

But there is light at the end of the tunnel, and that person shining the light is a state-licensed general building contractor named Arnold McIntosh. He has produced an “e-report” about getting financing / credit for your business much easier and with less risk than other ways of getting credit. With an unsecured line of credit, a business could expand on their financial structure, bringing in more capital and having the ability to provide what is needed to grow their business.

Most businesses look to loans for cash, but having an unsecured line of credit means no requirement for collateral from you—a big plus when you need funds and want to maintain total control of what you’ve earned.

The e-report entitled, “Unsecured Business Lines of Credit” is a special report written by McIntosh, a licensed general building contractor who has seen the principles work for him.  Coming as an electronic file via email, the report promises to help an entrepreneur secure up to as much as $1 million in credit for his business. And the program works no matter what size the business is or how much experience the business proprietor has.

“My whole reason for creating the ‘Unsecured Business Lines of Credit’ program is to encourage small businesses to grow” says McIntosh, “and to show them that there is a way to get the financing.  I’m an entrepreneur at heart, and I love helping other entrepreneurs.”

More information can be found at http://www.unsecuredcreditforbiz.com/. At the site, McIntosh states there are numerous applications for the use of this unique program which has the following features:

Application Only

Stated Income

Stated Asset

1        NO Business Financials

2        NO Tax Returns

3        NO Credit Score

4        NO Personal Guarantee

5        NO Reporting to your Personal Credit

6        30 to 45 days to obtain Funding

7        Revolving Line

8        Perpetual Line

9        Interest Only Payments

10    Prime to Prime +4

11    Lines do not convert to term loans

12    Unsecured Business Credit

McIntosh added, “We’re talking revolving lines of credit and perpetual lines, with interest-only payments. This is absolutely unsecured business credit.  And the lines never convert to term loans…Today, most people go to the bank or lender to apply for a loan, and they end up with their feelings hurt.  With us, as long as you meet the requirements, you will get funded.”

And according to him the process is not long. McIntosh said the whole process should take only 30 to 45 days, from start to finish.

Concrete has been around for thousands of years, and many concrete buildings have managed to stay standing for hundreds of years after being built, this is why concrete is one of the most popular building materials available, as it simply cant be beaten for superior strength, durability and safety. When choosing to build with concrete it is advisable to invest in the services of a professional contractor to avoid weaknesses in the structure and guarantee a perfect professional finish that you can be proud of.

How to get contractors

The best way to begin looking for a good contractor who will give you the best value as well as a professional looking job is to ask around, one of the most powerful forms of advertising around is word of mouth, ask friends and family even acquaintances, they will be only too willing to tell you of their experiences good or bad with concrete contractors, another sure fire method is to do a search on contractors in your area, this can be done online or by using a local telephone or business listings book.
________________________________________________________________________
What to avoid

There are a couple of really important things to avoid when choosing a concrete contractor, firstly the thing to avoid at all costs is shoddy work, before employing a contractor or signing a contract, be sure to ask to see previous projects that he has completed, look at them closely and talk to his previous clients, see if they were happy with his work and turn around time. Make sure that the contractor that you choose is both reputable and well known for doing a good job on time.

Professionalism is also important, don’t expect the contractor to be in a suit and tie in order to speak with you , the type of professionalism to look for is by gauging his reactions to your questions and concerns, can he give you clear and concise answers and is he able to explain parts of the process to you easily and in an understandable manner?

What to look for

A contractor who can return your calls in a timely manner, and is happy to take the time to discuss your project with you, and listen to what you require in a job. This is the ideal type of contractor, be wary of contractors who can’t tell you much about the way he will be conducting the project and don’t seem to be able to commit to a time to talk with you about a project, or when the project will be completed.

How to deal with them

To begin with it is important to make sure that the contractor has been told by you exactly what you want, discuss such things as his polices on warranties, and tell him weather cracks will be acceptable or not, specify the type of finish that you desire. Make sure to tell the contractor what you are expecting to see at the completion of the job. Get a contract, write what you want in the contract! This is probably the most important piece of advice available, because if your contractor doesn’t give you what you want, you will want to have a contract on hand to fall back on. Another thing to be aware of is let him buy the concrete that he will work with, that way he can’t claim that you bought an inferior product, and that’s why things didn’t turn out as specified.

By keeping these simple steps in mind you should be able to find a good contractor and be enjoying all the befits of having a concrete structure, with minimum of fuss.

Home renovation has become quite the trend nowadays. It is not like the time when renovation was looked upon as big a headache as buying new property and moving to a different city. This creates a problem. For those property owners who are not in the property business it can be tricky to find the right building contractor to work with. Quite often the only way to choose one is to ask around for a recommendation. Even then it is possible that things make not work out as smoothly as you wish. So how are you to avoid a situation like that? Here are some suggestions that should help.

First off you should have a list of around 3 to 5 contractors handy. Do not go with one. Get as many recommendations as you can. Collect quotes from every one and compare their prices against the services and their past record. All of them should be charging somewhere close to the going market rate for the job. If someone is charging way too low then expect corner cutting and a rush job. Similarly if someone charges way too high, then you are obviously being had. A good contractor will stick to the market prices and not demand unreasonable sums.

If you are going in for a minimal renovation then make sure you do not enter into a verbal agreement. It often happens that small projects are never put to paper and this leads to arguments later on. Always get the contract on paper and signed by both parties. Verbal agreements are worthless. Make sure you understand the contract yourself and that it covers everything you want done.

Another important thing is to speak to former clients of the contractors and get their feedback as to the performance during work and how much customer satisfaction the contractor gives. By speaking to others and listening to their experience with a contractor you will be able to choose the right one. If possible you should visit some of the locations where the contractor has worked recently so that you can see the quality of their work for real instead of through pictures.

An important thing that people often overlook is to actually check the references offered. Quite often the bottom line for their decision is the cost and not the reputation of the builder. Do not engage anyone who cannot show references unless you know them personally and when references are offered call them up and either speak to them or better still try and meet them and look at the work done in their home. This is a very critical component of choosing a contractor and you should not skip or avoid it. When you are checking references you must enquire about things like quality, time taken, schedules met or missed, builder’s attitude, budget control, and so on.

Another thing to check is the builder’s credentials. Not all states require a builder to be licensed. Reference checking becomes even more important in those states. In the others you must make sure the builder is licensed for the work to be done. Also check the builder on the Better Business Bureau to see if there have been any complaints.
