Craig Thornburrow asked:
With the current housing market there are more available building contractors for you to seek bids from. This always happens when the market slows down a bit. For the contractors it is not a good thing but for the consumer looking to have a new home built it is a great opportunity to get a good deal. However there are some things to keep in mind when you are looking for a building contractor for your new home and here we will cover a few of them.
First off when you are beginning your search make sure that you get at least three bids on your project. When you do this you need to make sure that contractors get the same information from you. For example if you want solid cherry cabinets then make sure that you tell all three contractors that this is a must for you and should be figured into your pricing. When you tell all three contractors the same information when you compare their bids you will be comparing apples for apples.
After you have received your bids carefully look them over. Make sure that each proposal includes everything you have specified. Many times you will see that builders include allowances for items. Make sure that the allowance adequately covers the item. For example if you are building a 2000 square foot home and you have picked tile throughout the house and you see a $500 allowance for it to be completed this should cause you some concern.
Another important aspect when trying to choose a home builder is to check them out thoroughly. The first thing you want to make sure of is that they are licensed and properly insured in your state. You will need to make a few phone calls but it can save you a lot of headaches down the road. Also ask the builder that you ultimately choose to provide you with an insurance certificate. This is a paper sent by the insurance company stating that their insurance policy is current. When you request an insurance certificate you will automatically be notified if their insurance policy is cancelled or any changes are made to it.
Before you sign a contract ask the contractor how they work with their subcontractors. Do they bid out the jobs, do they have insurance and licensing information on them, how do they pay them? One thing you should require from your contractor is release of lien from all the sub contractors that will be on your job site. This will save you from a possible fiasco later as you sometimes here about building contractors that get paid from you or your lending institution and then fail to pay their subcontractors. Then what happens is the subcontractors liens your home for the amount they are owed and you could end up paying twice for services.
Picking the right contractor to build your home is very important. You want to make sure that things go smoothly so everyone is happy in the end. Building contractors are less busy right now so it is a consumer’s market so do your homework and you will end up with a good deal.

Namsing Then asked:
Building Contractors are those specialized people to be consulted when embarking upon a new construction or a home improvement project. These contractors have the most current knowledge of building codes and laws, construction methodologies, architectural design and materials and labor.
There are contractors for practically any type of job like remodeling, interior specialists, exterior specialists, new buildings designers, utilities and service/repairs. Before hiring one, it is always better to ensure they are appropriately licensed and both are bound by a mutual agreement.
Normally you enter into an agreement with these contractors to build or improve your project according to certain specifications, within a certain amount of time and a budget. You should be able to talk to your contractors freely about the cost and deadline for a certain project, to ensure that all expectations will be met.
In general, big building contractors sometimes have to work with real estate developers, Cities and State governing bodies for housing developments, roads and office buildings. Whereas home contractors will work with you to determine the specifications of your project, the amount of money you would like to spend, what materials you wish to use and the length of construction time.
Building contractors are normally hired to construct a building or a house right from foundation upto its completion. Building a deck or pool, remodeling the bathroom or kitchen, or adding a bedroom are all jobs that require home contractors.
While Building Contractors are required to provide amenities like Parking Lots, Playgrounds and Recreation centers, Swimming pools, Gymnasiums, Amphitheatres, Shopping centers etc depending on the type of assignment. Sometimes owners can accomplish such projects on their own, but finding qualified contractors ensures that the project will be finished on time and within the budget.
Many times these contractors hire specialized subcontractors for specific tasks like Carpentry, Electrical, Fencing, Floor Covering, Heating and Ventilation, Landscaping, Masonry, Plumbing, Painting, Water Proofing etc. to get more experienced physical labor and complete according to plans within the deadline.
All your communications will be through your building contractor, who will then delegate responsibility and tasks to their team of professionals. Since this involves lot of money it is better to hire the best contractor. See photos of completed projects or read testimonials of the contractor’s work, to make sure he is good. Many people find contractors through word of mouth or in newspaper ads, but with the popularity of the internet, you can easily find websites that list experienced, licensed contractors.
Some States even provide The Contractor’s Recovery Fund which compensates owners or renters of property, who have lost money due to a licensed contractor’s fraudulent, deceptive or dishonest practices, diversion of funds or failure of performance.

Helena Topolova asked:
The current trends in the minds of those willing to invest in new construction, as well as in the promises of the new incoming presidential administration, is a focus on renewable sources of energy and the preserving of the planet. This trend has the potential to save this country’s economy through the implementation of new infrastructure to support the shift to “going green”. The home contractor can dramatically benefit from this by adjusting his materials and construction practices to accommodate the clients who want to be ecologically responsible in their choices of contractors.
LEED Certification of Products and Services
LEED, the Leadership in Energy and Environmental Design green building rating system is a third-party program which certifies the design, construction tools and practices and operations for what are nationally accepted as green buildings. Having a LEED certification will put your company on the organization website’s list of exceptional contractors in the advancement of environmentally conscious design, and will provide your company with added exposure to an up-and-coming market sector.
Recycled Products Renewed Ideas
By using recycled or reclaimed products in constructions and implementing the use of fuel efficient heating and cooling systems, including the implementation of alternate energy sources such as solar panels and geothermal heating, the home contractor can both increase his business and have the satisfaction of knowing that his business is helping to sustain and renew our depleted natural resources.
Government Backing
It seems that the new administration is very serious about providing funding for new infrastructure required to implement green energy programs. If programs progress as Washington is currently promising, the home contractor is who not using green products and providing green energy solutions in his constructions will go the way of the dinosaurs. The resources seem to be there, the public is ready for the change, it is up to the construction industry to provide the tools we need to keep the green movement going forward.

Why Hire a Quality Kitchen Contractor for Home Remodeling?
Filed Under Home Improvement | Leave a Comment
Dan Fritschen asked:
If you are considering a major kitchen remodel, you will certainly want to hire a quality kitchen contractor for home projects. Kitchens involve a number of specialized tasks, some specialized knowledge, and serious attention to safety. While most anybody can probably knock out a wall inside your home to enlarge a room, working with a kitchen remodel is a bit more challenging. Because there is so much opportunity for fire in a kitchen, it is critical that your kitchen contractor provide quality work at every step and attend to ways to reduce the risk of fire or other problems.
Key elements of a good kitchen remodel include:
Safety
Accessibility
Functionality
Attractiveness
Flow to the rest of the house
When you hire a quality kitchen contractor for home remodeling, you can have a high level of confidence that the contractor is knowledgeable of safety issues and ways to protect your family and your property. A quality kitchen contractor for home remodeling will also have experience with various kitchen designs and floor plans. This is important in creating a finished kitchen that is functional and accessible. A quality kitchen contractor will also have experience in designing and making the kinds of modifications to cabinets, counters, and the like in order to make your kitchen as attractive as it is functional.
A high quality kitchen contractor for home remodeling is accustomed to building kitchens in homes. This is different from building commercial kitchens. It is also different from most other rooms in your home. A high quality kitchen contractor for home remodeling will be able to advise you on materials and design, as well as building the kitchen you truly want. These specialized contractors can often help you avoid mistakes, such as putting the refrigerator at the opposite end of the kitchen from the stove. They also can help you save money by choosing materials and fixtures, such as cabinets, hardware, plumbing fixtures, etc., that are likely to meet your needs without over-building the room. For example, you might think you need to buy cabinets that go to the ceiling. A high quality kitchen contractor for home remodeling will be able to save you money and create a more attractive space by suggesting that you not use cabinets that go to the ceiling, but use the space on top as a shelf. Most people who have cabinets that go to the ceiling end up with a top shelf they cannot use because it is unreachable.
If you are investing in a kitchen remodel, it is important that you know the contractor will provide quality work. Cutting corners in a kitchen can result in fires, damage from water leaks, and other problems. A quality kitchen contractor will not only remodel your kitchen, he or she will do it in a way that protects your family and your property while creating an attractive and functional room that you will want to be a focal point of the home.

Should a contractor be responsible for allotting for the space for the hose and vent for a washer and dryer?

Pam asked:
I provided a contractor with the dimensions for my new washer and dryer prior to his constructing my laundry room. He built the laundry room based on the dimensions provided by Whirlpool; however he did not allow room for the hose for the washer and the venting for the dryer. He is now saying that Whirlpool or myself should have included the measurements or a cut out for the hose and vent. Consequently, he wants to cut out spaces for the vent and hose as he built them based on the dimensions provided by Whirlpool and that legally, he does not have to knock down the wall and rebuild. I think as a professional he should have allotted for the hose and vent. At the cost of $35,000 for a remodeling project and an error on his behalf; I feel he should be responsible for tearing down the wall and rebuild. HELP I HAVE ENTERED INTO CONTRACT HELL!

Looking Into the Best Home Security System Products for Contractors
Filed Under Customer Service | Leave a Comment
Matt Peters asked:
Contractors these days offer more than building and maintaining homes. It is not surprising, for example, that contractors also offer security services by form of installing security systems into the homes they build or repair. The home security system products for contractors to offer to homeowners has been going for years. With the current trend of technologically-enhanced and cheaper security products out in the market, contractors now have to compete just as well.
Alarms
Most homes will have the basic security systems built into them already. This includes different home security products like alarms. There are all sorts of alarms as well. The typical alarm is the burglar alarm, either hard-wired or wireless. They are installed by contractors to give homeowners a sense of security against burglars and intruders. Then there are other alarms, such as smoke or fire alarms. Fire alarms may not be so typical in homes but smoke alarms are pretty much basic and you may find these things installed in places like the bedroom and kitchen. These are safeguards that will help to warn people that there is a possible fire, prompting them to call the fire department or authorities for help.
Detectors
But more importantly, it is not the alarms but how they are triggered. For burglar alarms, homeowners can also ask their contractors to wire their house in such a way that when the wires are tripped (or cut in any way), the alarm will go off. However, it is more typical to see motion detectors now since technology has improved alarm systems. These motion detectors act much like wires but they use infrared beams instead of wires. Once these beams are crossed or disturbed in any way by some object, the alarms will go off. Motion detectors are not to be used in a house that is full of pets. Detectors are a great gadget because they can also be connected wirelessly to other components like wireless cameras and computers.
Locks
Contractors know that every house needs good locks. These home security system products for contractors are great to offer homeowners. Electronic locks are becoming more commonplace in areas around the world where house break-ins are just as common. Electronic locks are useful in that they can be controlled only by those who know their combinations. This means that everybody else who cannot use the electronic lock will more than likely set off an alarm. Contractors can use these locks as incentives for people to take advantage of their home building services.
Home security system products for contractors are becoming more sophisticated with each year that companies introduce new security products. What some of these contractors do is learn how to use and install these products and add them as a package with the houses that they help to build or repair. This is a great opportunity for them to gain more business aside from construction and maintenance. As a homeowner, get to know what contractors are offering as far as security is concerned so that you can make the decision on whom to go to for your home building and home protection needs.
